Santa Ana and Casco Antiguo: The rebirth of a way of living in Panama City

History, culture, and urban transformation meet in one of the capital’s most iconic areas, where new real estate developments are shaping a new era for the city center.

A city with history and a neighborhood waking up again

Panama City is a city of contrasts. Its modern skyscrapers coexist with historic neighborhoods that preserve much of the country’s memory, identity, and cultural richness.

Just steps away from Casco Antiguo lies Santa Ana, an area that for decades was a hub of the capital’s commercial and social activity. Today, this zone is once again capturing attention thanks to urban renewal initiatives and new developments seeking to recover its dynamism and project it into the future.

This transformation represents an opportunity to rediscover a part of the city that has always had much to offer.

Avenida Central: Panama's commercial memory

During much of the 20th century, Avenida Central was much more than a commercial street: it was one of Panama City’s main meeting points.

Its sidewalks were full of activity. Shops, restaurants, small businesses, and family establishments coexisted in an environment where people from different cultures and generations shared the urban space.

It was a city experienced by walking. You could shop, work, eat, and meet others without having to travel long distances.

With the city’s expansion into new areas, much of that commercial activity shifted. Avenida Central lost its prominence, though it retained its historical importance and connection to Panama’s identity.

Recovering that spirit of a walkable, diverse, and active city is precisely one of the great challenges of Santa Ana’s current transformation.

Santa Ana: A new stage for a historic area

The urban renewal of downtown Panama opens new perspectives for Santa Ana and its surroundings.

The recovery initiatives include improvements to streets and sidewalks, the addition of green areas, and the creation of new public spaces, with the aim of strengthening the connection between different points of the historic center.

Among the announced interventions are improvements to Calle Estudiante, the planting of new trees, and the recovery of public spaces along Avenida 3 de Noviembre, as well as a better connection between Plaza 5 de Mayo and Casco Antiguo via Avenida B.

The transformation of a historic neighborhood does not consist only of renovating its buildings. It also involves recovering its streets, improving its meeting spaces, and creating conditions so that residents, visitors, and businesses can once again be part of a dynamic community.

Gran Central
A new way of living in downtown Panama

In this context, Gran Central emerges, a mixed-use real estate development promoted by Conservatorio, a company with a track record of approximately twenty years and nearly twenty projects in Panama City’s historic district.

Located in Santa Ana, on Avenida Central, Gran Central proposes a concept different from traditional residential building developments.

Its approach consists of creating a true urban village: five independent buildings, of medium height, organized around pedestrian streets, plazas, and open spaces.

The development integrates four residential buildings, a hotel, and a commercial offering with more than 65 establishments, in addition to over 400 underground parking spaces.

Gran Central proposes an environment where residential, commercial, and hotel spaces coexist and complement each other. Its people-centered urbanism approach prioritizes human scale, pedestrian mobility, and the integration of green spaces; it also envisions that approximately 40% of its surface will be open space, with courtyards, plazas, and gardens that seek to create an urban environment more connected to nature.

Santa Ana preserves an important part of Panama’s history. Its transformation also represents an opportunity to restore prominence to an area that for generations was essential to the life of the city.

For those observing the Panamanian real estate market, it is worth following this evolution closely and learning about the new opportunities emerging in the heart of the capital.
